Seb’s role
Identified off market, structured and negotiated the conditional contract, set the redevelopment strategy

An off-market acquisition opportunity involving an established 28-bedroom care home, identified for comprehensive redevelopment into a modern, purpose-built 59-bedroom facility.

Recognising the site’s potential for more intensive use, Seb structured and negotiated a conditional land contract to facilitate the demolition of the existing building and the redevelopment of the site.

The scheme more than doubled the site’s care accommodation, increasing provision from 28 to 59 bedrooms.

Key achievements

  • Off-market site identification
  • Conditional contract negotiation
  • Redevelopment strategy
  • Site capacity maximised
