Privacy policy
How SMR Land Ltd handles personal information received through this website. Last updated 13 October 2026.
Who we are
The data controller is SMR Land Ltd, trading as SMR Land, a company registered in England and Wales with company number 07696428, registered office Honeycomb West, Chester Business Park, Chester, CH4 9QH. Contact: sm@smr.land.
What we collect
Only what you give us. The website has three forms:
- Contact form: name, company (optional), email, phone (optional), which category describes you, and your message.
- Site submission form: the site postcode, approximate size, sector, planning position (optional), a plan if you attach one, your name, your relationship to the site, email, phone (optional) and notes.
- Requirements registration form: name, company, email, phone (optional), sectors and regions of interest, size and notes.
Each form records that you ticked the box confirming you had read this policy. We also receive the technical information any web request carries, such as your IP address, which is used for spam prevention and security and not for anything else.
Why we use it, and on what basis
- To reply to you and to deal with the site, requirement or enquiry you sent. Legal basis: taking steps at your request before entering into a contract, and our legitimate interest in running a land consultancy and responding to people who contact it.
- To match registered requirements with sites that come forward, where you have asked us to. Legal basis: legitimate interest and, where applicable, the steps needed to enter into a contract.
- To protect the website from spam and abuse. Legal basis: legitimate interest.
We do not use your information for marketing emails or newsletters, and we do not sell or share it with third parties for their own purposes. Site details you send are not passed to any operator, developer or investor without your agreement.
Who processes it on our behalf
- Vercel Inc. hosts the website and runs the code that handles form submissions. Vercel processes request data (including IP addresses) in order to serve the site. See Vercel's privacy policy at vercel.com/legal/privacy-policy.
- Resend Inc. delivers form submissions to our email inbox. The content of each submission passes through Resend's systems in order to be delivered. See resend.com/legal/privacy-policy.
- Cloudflare Inc. provides the Turnstile check that distinguishes people from automated submissions. Turnstile processes limited technical data about your browser for that purpose. See cloudflare.com/privacypolicy.
- 123 Reg (part of GoDaddy) provides our email and stores the messages we receive at sm@smr.land. See 123-reg.co.uk/privacy-policy.
Some of these providers process data in the United States. Where that happens it is under the UK International Data Transfer Addendum or the UK Extension to the EU-US Data Privacy Framework, as applicable.
Cookies and analytics
This website does not use cookies for advertising, tracking or profiling, and it does not set any non-essential cookies. For that reason there is no cookie banner: there is nothing to consent to. Page view statistics are collected by Vercel Web Analytics, which is cookieless and does not identify individual visitors; it records aggregate counts by page, country and device type. The Cloudflare Turnstile check may set a short-lived cookie strictly necessary for the spam check to work on pages with a form. Details are in the cookie policy.
How long we keep it
- Enquiries that do not lead to an instruction or a transaction: 12 months from the last contact.
- Site submissions and registered requirements: 3 years from the last contact, so that a site or requirement can be matched if the market changes, unless you ask us to delete them sooner.
- Records relating to an instruction or a transaction: for as long as needed to perform it and then for 6 years, to meet legal, accounting and professional obligations.
Your rights
Under UK GDPR you can ask us to: tell you what personal data we hold about you and give you a copy; correct it; delete it; restrict how we use it; object to our using it on the basis of legitimate interest; and, where we rely on your consent or a contract, provide it in a portable form. You can withdraw any consent at any time. To exercise any of these, email sm@smr.land. We will respond within one month.
Complaints
If you are unhappy with how we have handled your information, please tell us first so we can put it right. You also have the right to complain to the Information Commissioner's Office at ico.org.uk or on 0303 123 1113.
Changes
If this policy changes, the date at the top will be updated. Material changes to how we use data already collected will be notified to the people affected.
