Land requirements
What SMR Land is looking for on behalf of care home operators and retirement living developers, how to put a site forward, and what happens after you do. Landowners and agents welcome.
What we are looking for
Indicative criteria by sector, across the North West of England and North Wales first and the wider UK where the brief justifies it. Sizes and bed numbers are typical ranges, not cut-offs; a site that misses one is still worth sending.
| Sector | Site size | Scheme | Location | Planning | Tenure |
|---|---|---|---|---|---|
| Care homes | 1 to 3 acres | 60 to 80 beds | Edge of a town centre with amenities nearby, ideally on a bus route and with main road frontage | Brownfield or greenfield, with or without consent | Freehold preferred |
| Retirement living | Half an acre to 3 acres | 30 to 100 units | Close to shops, a surgery and a bus route that residents can walk to | Brownfield or greenfield, with or without consent | Freehold |

How to submit a site
A postcode and a plan is enough. If you do not have a plan, the postcode and a rough description of the boundary will do; we will find the rest. There is no cost and no obligation at this stage, and the details are not shared with anyone without your agreement.
What happens next
Acknowledgement
We confirm receipt by email within two working days.
Desktop appraisal
Planning history and policy, constraints, access, catchment and demand are checked without any cost to you. If the site does not fit, you will be told why.
Site visit and conversation
If it does fit, we visit and talk through what you want from the land: a quick sale, the best price over time, or something in between.
Proposal
A written proposal setting out the recommended use, the structure (sale, conditional contract, option or promotion agreement), the likely timescale and how SMR Land is paid.
Agents
Introductions from agents are welcome and are protected. Where an introduction leads to an acquisition or an instruction, an introductory fee is paid on completion, on terms agreed in writing before any site is appraised. Send sites the same way as a landowner would, with your firm's name in the notes.
Submit a site
Three details about the site and how to reach you. A plan is optional.
