Land acquisition

Finding the site an operator or developer actually needs, rather than the one that happens to be on the market. We work from a written brief, approach landowners directly, and keep agent relationships across the North West of England and North Wales warm so that the right site surfaces before it is widely marketed.

What it involves

  • A brief, not a wish list

Sector, bed or unit numbers, catchment, site size, access, planning appetite and the commercial structure you can work with. The clearer the brief, the fewer wasted site visits.

  • Off-market search

Direct approaches to landowners, farmers, estates, charities and occupiers whose land fits, plus a watch on allocations, call-for-sites submissions and lapsed consents.

  • Agent network

Regular contact with the development land agents who matter in the North West of England and North Wales, so introductions arrive early and with the context they need.

  • First-stage appraisal

A desktop review of planning history, policy, constraints, access and demand before anyone spends money on a site visit or professional fees.

  • Terms and structure

Negotiating heads of terms that suit both sides: unconditional purchase, conditional contract subject to planning, option, or promotion agreement.

  • Through to exchange

Coordinating solicitors, surveys and the planning strategy so a secured site becomes a deliverable one.

Who it is for

  • Care home operators who have a bed-number target in a catchment and no site to put it on.

  • Retirement living developers looking for sites in established towns where later living demand is proven.

  • Investors and funders who want a consented site rather than a planning risk.

Common questions

Do you charge the buyer or the seller?
It depends on the instruction. On a retained search the operator or developer pays a fee; on a disposal the landowner does. Fees are agreed in writing before any work starts.
How quickly can you find a site?
A realistic search takes months, not weeks, because the best sites are rarely for sale when you start looking. A tight brief and an early decision on structure shorten it.
Do you cover areas outside the North West?
Yes. Core expertise is in the North West of England and North Wales, and SMR Land takes instructions across the UK where the brief justifies it.
