Services

Four services that between them cover a site's whole life, from the first search to completion. Each can be taken on its own.

Land acquisition

Finding the site an operator or developer actually needs, rather than the one that happens to be on the market. We work from a written brief, approach landowners directly, and keep agent relationships across the North West of England and North Wales warm so that the right site surfaces before it is widely marketed.

  • A brief, not a wish list

Sector, bed or unit numbers, catchment, site size, access, planning appetite and the commercial structure you can work with. The clearer the brief, the fewer wasted site visits.

  • Off-market search

Direct approaches to landowners, farmers, estates, charities and occupiers whose land fits, plus a watch on allocations, call-for-sites submissions and lapsed consents.

  • Agent network

Regular contact with the development land agents who matter in the North West of England and North Wales, so introductions arrive early and with the context they need.

  • First-stage appraisal

A desktop review of planning history, policy, constraints, access and demand before anyone spends money on a site visit or professional fees.

Site promotion

Taking land through the planning system so it is worth more when it is sold. For a landowner this means we carry the work and much of the cost of securing consent, in return for a share of the uplift when the site is sold with planning.

  • Site assessment

Whether the land has a realistic route to consent: policy position, allocations, local housing or care need, constraints, access and neighbours.

  • The agreement

A promotion agreement or an option agreement, explained plainly before you sign. Both are set out in the sectors pages and in the land requirements page.

  • Planning strategy

Choosing the use that has the best chance and the best value, which in many towns is a care home or retirement scheme rather than general housing.

  • The professional team

Appointing and managing planners, architects, highways, ecology, drainage and the other consultants a planning application needs.

Development consultancy

Advice for a site you already have. Whether it is a parcel with no planning history, a consent that no longer suits the market, or a scheme that needs an operator or a funder, we give a commercial view of what the site can be and how to get there.

  • Site and scheme appraisal

What use, what size and what value. A care home needs catchment demand and a certain number of beds to work; a retirement scheme needs a different site. The appraisal says which, and why.

  • Planning strategy

Pre-application advice, the case for the use, and the right professional team for the application.

  • Viability and structure

Build cost, land value, operator rent or sale price, and how the deal is structured so it works for landowner, developer and operator.

  • Operator and partner introductions

Matching a site to the operators, developers and funders active in the sector and the region.

Land disposal

Selling a site is a question of reaching the right buyers, not the most buyers. We know which operators are expanding, which developers are buying and which funders are backing them, and we run a process that gets to the best deliverable offer rather than the highest headline figure.

  • Preparing the site

Collecting the title, planning, technical and legal information a serious buyer will ask for, so the process does not stall later.

  • Pricing and structure

Advising on what the site should achieve and whether an unconditional sale, a conditional contract or a joint venture will produce the best outcome.

  • Targeted marketing

Direct approaches to the operators, developers and investors whose requirements match, alongside wider marketing where it adds value.

  • Running the process

Managing viewings, questions, bids and best-and-final offers, and testing each bidder’s ability to complete.
