Seb’s role
Identified and structured the acquisition, negotiated the contract and the vacant possession strategy

Seb identified and structured a land acquisition opportunity for the development of a purpose-built 75-bedroom care home on a site occupied by multiple commercial tenants.

The transaction needed a carefully considered approach to the existing occupational arrangements. Seb negotiated a conditional contract subject to planning permission, alongside a vacant possession strategy involving several short-term office leases.

The approach was designed to overcome the site’s occupational constraints, consolidate the development opportunity and provide a viable route towards delivery of the care home.

Key achievements

  • Conditional land acquisition
  • Commercial lease negotiations
  • Vacant possession strategy
  • Development potential unlocked
